Prices Skyrocket During January in Arlington

Overall, average sale prices were up 9.86% in January over 2011. Undoubtedly fueled by the fact that inventory levels were down 12%, days on the market decreased to an average of 77, while properties were selling on average at 95.4% of the original list price. In January, 122 properties sold, of which 6 were short sales and 7 were bank-owned. Condo prices in January increased over 17%!

Update to the Sale of Unit 916

Phoenix residents and owners will be happy to know we have a great new resident in the building who already has pride of ownership! The new owner of Unit 916, the short sale that sold in December, sent me an email this week to update me on good news for other unit owners:

The price reflected in the MLS is INCORRECT.

The actual price paid for this 2 bedroom, 2 bathroom corner unit was in fact $575,000.

I’m not sure why the agent listed a subsidy reflecting a lower price, but she assures me while it would have been nice (who wouldn’t want a bargain!), she did in fact pay full list price for the unit.
