Attention Clarendon Condo Owners!!!

There is NOTHING to buy in Clarendon right now and people are DYING for something! If you’re thinking of selling your Clarendon Condo ANY time soon, please let me know! There are literally 4 units for sale in all of Clarendon and 2 have been on the market for a while and the other 2 are new and should sell quickly (1 is at the Phoenix).

If you’re considering selling, here’s a range that units have been selling for, but remember it’s all based on individual units:

Studios: ~$300,000

1 Bedroom Units: $350,000 – $420,000

1 Bedroom with Den Units: $450,000 – $500,000

2 Bedroom, 2 Bathroom Units: $550,000 – $650,000

2 Bedroom with Den, 2 Bathroom Units: $650,000 +

Obviously square footage, parking and storage units, as well as condition and finishes and floor level will impact the prices, but that’s a pretty good range for recent sales. PLEASE PLEASE PLEASE let me know if you’re interested in selling, I have a buyer who has been looking (specifically for a unit at Station Square) for MONTHS and there’s absolutely nothing to buy!

September 2011 Brings Another 5% Increase in Arlington Real Estate Prices

Continuing with another strong month, average sale prices in Arlington in September were over 5% higher than this time last year. Of the 180 units sold, 6 were bank owned properties and 9 were short sales. Average days on the market is 64 throughout the county; inventory dropped 8.8% from 2010 and properties are selling for 95.7% of original list prices.

Arlington Real Estate Prices Up 5.3% From June 2010

As the Arlington market continues to show growth, median sales prices rose 5.3% over June 2010. Inventory was up 7.89% over June 2010, while average days on the market fell to 42, and properties sold at an average of 96.4% of original list price. For the month, 253 properties sold, of which 5 were foreclosures and 6 were short sales, accounting for 4.3% of the market. Below are averages based on property type and location, however they do not include coops or the Jefferson Retirement Condo.

Average Sales Price Soars 11% in October in Arlington County

Arlington County continues to show strong signs of growth in the real estate market. October 2010 saw an increase in 11.16% in average sales prices over 2009 to $558,039. Of the 172 units sold, the average days on the market last month increased to 58 from 46. Of those 172 sold, 83 were sold in the first 30 days.

Garfield Park at Clarendon Village – New High Rise on The Way (Apartment Rentals)

In Early 2010, the old CVS moved from it’s former location to the new one in Clarendon across from Eventide on Clarendon Blvd, in order to make room for Garfield Park at Clarendon Village. Initially approved in June 2004, local residents may finally start to see construction.

The current construction site looks like this:

The Washington Business Journal says the developer, Ironwood Realty Partners, was granted a $48M loan from Wells Fargo to begin construction in the next 3 weeks on the project. Garfield Park is expected to have the following makeup:

  • 149 luxury apartments (141 apartments, 8 live/work units)
  • 20,318 sq ft of retail space
  • 2,256 sq ft of office space
  • 295 underground parking spaces
  • 3,725 sq ft of underground storage space
  • Fitness Center with Locker Rooms
  • Community Center
  • Garden with Gazebo
  • Courtyard Style Rooftop

Arlington Real Estate Prices Up Again in April 2010

In April, we reported that March sales indicated prices were up nearly 17% from 2009. Well, looks like April numbers show an increase of 3% over last year. As a whole, Arlington County days on the market was 35% lower than April 2009, and median sale price was up 3% from last year. As a county, the year to date average sale price is up 3.6%. In April, 265 properties were sold, of which 12 were short sales and 12 were bank-owned properties, making 12.1% of the closed sales “distressed properties.”
